Key Terms

  • Assessment of the property’s market value by a licensed appraiser, chosen by the lender, for the purpose of obtaining a mortgage.

  • Value placed upon property for tax purposes by the tax collector.

  • The amount of cash the buyer must have on hand after deducting the down-payment and closing costs.

  • Expenses incidental to a sale of real estate, such as loan fees, appraisal fees, HOA transfer fees and title insurance.

  • The statement which lists the financial settlement and costs between buyer and seller.

  • A good faith deposit by the buyer to show that they are serious about buying the property. In exchange,the seller agrees to stop marketing the property.

  • You can seek outside legal counsel on the contract. In our area, most don't hire their own legal counsel, however you are encouraged to do so.

  • The settlement company, also called a title company, ensures the contract is fair to all parties and manages the money throughout the process.

  • Insurance to protect the buyer and lender against losses arising from disputes over the ownership of a property.
